EMERGENCY REQUEST
Emergencies other than heating, air conditioning, plumbing, electrical, fireplace, and appliances should be reported to builder immediately.
What constitutes an emergency? An emergency is any malfunction that will cause the home to become uninhabitable. Theses emergencies
include, but are not limited to the following:
No water/water leak
Sewer blockage and overflow (not due to misuse) that cannot be unstopped with a plunger.
Major electrical outage
Roof leak
No heat
** Air conditioning failure is an inconvenience, however does not constitute as an emergency.

SIXTY DAY BREAK-IN PERIOD
During the first 60 days after the date of closing, minor malfunctions may occur. This is normal when purchasing a newly constructed
home. If any of the malfunctions pertain to subcontractors on your contractor sheet, you should call them directly to schedule for them
to come out and view the problem area. Any other problems that occur within the 60 day period should be in writing and mailed to J.S
GODFREY CUSTOM HOME BUILDERS Attn: Jeremy Godfrey, P.O. Box 454, Kernersville, NC 27285. Please include your lot number and
property address with your request.
A touch up paint kit has been provided, should you have any walls that need to be touched up with paint. If any doors need to be
adjusted, please notify J.S GODFREY CUSTOM HOME BUILDERS, in writing, within the first 30 days. These door repairs are limited to
30 days.

INITIAL/FINAL WALK-THROUGH
When purchasing your new home you will have two opportunities to walk through the home and compose a written list of what items
are in need of repair or adjustment. After your initial walk-through a written list will be given to J.S GODFREY CUSTOM HOME
BUILDERS. J.S GODFREY CUSTOM HOME BUILDERS, will do their best to complete each item in question. We ask that you do your final
walk-through one week prior to closing. At this time you will compose a second list of repairs, if any, that were not completed during
the first walk-through. These items will then be completed before your scheduled closing.

WINDOWS & DOORS
Any modifications to windows or doors will void warranty.
With exterior doors, some warping is normal and should be expected. Warping is commonly caused by surface temperature changes,
however, warping should not cause the door to become unusable or allow entrance of elements. Gaps exceeding ¼ inch will be defined as
defective. Defective doors will either be repaired or replaced. Builder is not responsible for variations in finish.
Malfunctions with garage door shall be reported during the homeowner walk-through. The door will be repaired and adjusted to function
as designed, unless malfunction is a direct result of purchaser’s negligence or action. Any maintenance to the garage door needed after
closing is the purchaser’s responsibility.
Condensation build-up within a window is caused by distinctive weather patterns and can be aggravated by insulated drapes, keeping
moisture in. Repair shall be made only if seal is broken or defective. We highly recommend not cleaning windows with any substance
containing buratic acid. This action could damage the windows and warranty would be void. If homeowner drills/hammers into window
sill, warranty is void.
If screen panels do not fit properly or mesh is torn, please document prior to occupancy. If no walk-through is made by builder, torn or
improperly fitted screens will be repaired or replaced, upon written notice from homeowner within seven (7) days after closing. Builder
will make needed adjustments ONE TIME ONLY.
Please refer to your Stock Building Supply limited door warranty as well as window warranty for additional information.

FLOOR SQUEAKS
Extensive research on this subject concludes that complete elimination of floor squeaks is impossible and, therefore is not covered under
warranty. Generally, squeaks will appear and disappear due to changes in weather.
Squeaks and loose sub-flooring are usually passing conditions caused by lumber shrinkage or temperature changes and are not covered by
warranty, unless caused by a defective joist in the floor system.

SHEETROCK
Sheetrock will have some minor mars, nail pops, and cracking. These imperfections are commonly due to the normal movements in the
components of the home. JS Godfrey Custom Home Builders will repair Sheetrock problems ONE TIME ONLY, during the first year. These
problems must again be in writing and mailed to the previously stated address. Butt joints on ceilings and walls both may be noticeable,
especially when lighting washes the ceiling from artificial light or sunlight.

PAINT
We apply two coats of paint on all painted surfaces. On stained surfaces we apply one coat of stain and two coats of sealer. On natural
surfaces we apply two coats of sealer. Upon needed repair and or repainting within the first 60 days, we will only repaint the immediate
area of repair. It is likely that there will not be an exact match in the color. The darker the color, the less likely the match. High quality
paint has been used on your home interior.

FLOORING
Some separations between floor boards is normal and should be expected within certain tolerances. Separations exceeding ¼ inch in width
will be repaired by filling, or replaced at builder’s discretion.
Minor ridges or indentations in the sub floor are common and should be expected within certain tolerances.

CARPET
We use Shaw carpets in Macadamia. This highly resistant carpet is rated R2X [two times the resistance of other brands]. This carpet
includes a 7 year manufacturer’s warranty which covers quality assurance, texture guard, and a R2X soil and stain resistance warranty.
For carpet problems, please refer to the contractors list given to you at closing. If still not satisfied, please contact builder in writing and
mail to previously stated address.

HARDWOOD
Hardwood flooring is a natural product. Mineral streaks, knots, and variation in boards are to be expected. Hardwood floors will not have
a consistent color throughout the entire surface, because it is natural. Scratches or mars not noted on the initial homeowner walk-
through are not warranty items. We recommend purchaser not use a vacuum with a beater bar, this product will scratch the surface of
the hardwood. Never use oil or wax on hardwood and never mop floors with soap and water as this can dull and remove finish. We
recommend using a polyurethane finish wood cleaner.

CERAMIC TILE
Scratches or cracks not noted on the initial homeowner walk-through are not warranty items. Please refer to installer’s telephone
number and call them directly.

LANDSCAPING
We will provide positive drainage in the lawn area. If the homeowner alters the grade in their lawn or bed areas, warranty for drainage
outside and under their home could be voided.
Bare spots in the yard under two feet in diameter and which in a cumulative basis do not exceed 10% of the seeded area are not
warranty items. The warranty on washouts is limited to 6 months. We will repair the washout ONE TIME ONLY. Shrubs and trees
planted by us carry a 30 day warranty which is a one time replacement warranty. Lack of proper maintenance by the homeowner
negates this warranty as well.
Trees that are left in areas where 6 inches of soil is placed or removed in the seeding area are not warranted. However, we will remove
the tree if it dies within the one year period, other trees are not warranted.
Your lawn, shrubs, and trees will need regular and continual attention. Your lawn may require fertilizing and/or liming, and by far the
most important item you lawn, shrubs, and trees will need is regular watering. For more information regarding the car of your lawn,
contact your local N.C. Agricultural Extension Office.

CONCRETE
Flaking and popping loose of the surface of concrete can be caused by exposure to salt, snow melt, and other chemicals. The use of such
chemicals will void any warranty of the concrete.
Shrinkage or settlement cracks are common and should be expected within reason. However, if cracks are greater than 1/8 inch in
width, crack shall be repaired by patching or pointing. Color may vary and is not the responsibility of builder.
Cracks in veneer walls are commonly caused by mortar shrinking. Again, any cracks exceeding 1/8 inch in width will be repaired and
color variations are not the builder’s responsibility.
Hairline cracks in concrete basement floors are normally due to shrinkage and should be expected in certain tolerances. Any cracks
greater than 3/16 inch in width or ¼ inch in vertical displacement will be repaired by patching or other remedies.
Cracks in attached garages are common and should be expected. Repair shall be done only if crack exceeds ¼ inch in width.

WOOD
Wood, in general, is a porous material and will expand and contract according to outside and inside moisture levels. This movement,
called “breathing” is normal and to be expected. This causes the opening and closing of joints in material and also the opening of caulk
joints. Up to a ¼ inch opening is normal. This can and should be repaired with caulk. Replacement is not necessary. Your home will
always have some “breathing” and any later caulking or other movement problems are considered homeowner maintenance and are not
warranty items.

TREATED LUMBER
Treated lumber as used on decks and exterior steps is subject to very high levels of moisture variations. Thus cracking, grain splitting and
warping are normal and are to be expected. This material is required by code to be used in exposed areas. The normal movement of this
material is not a warranty item.
DECK: Pressure treated lumber requires a minimum of six months to dry and cure. After six months we recommend some type of wood
preservative be applied once per year to extend the life of your deck.

SHINGLES
All shingles are covered under a 30 year manufacturer’s warranty. Please refer to your shingles warranty brochure with any questions
regarding maintenance and the life of your shingles.

INTERIOR WALLS AND TRIM
All interior and exterior walls have minor differences and routine differences should be expected within reason. Walls which bulge, bow, or
are out of plumb more than ¼ inch within a 32 inch measurement or 3/8 inch within a 4 foot measurement shall be repaired.
Hairline cracks on the interior wall and ceiling surfaces are not unusual. However, cracks greater than 1/8 inch in width shall be repaired
ONE TIME ONLY during the first year.
Some separation between moldings and adjacent surfaces [including casement, base, etc.] is normal and should be expected within certain
tolerances. If not exceeding ¼ inch separation can be repaired by caulking or other methods.

INSULATION
This warranty assures only that your insulation will meet the applicable energy code requirements. Builder will install sufficient insulation
to meet local code requirements.

ROOF
Your roof should not leak and no leaks should arise from flashing except where snow and ice are allowed to build up continually. Snow
and ice build-up is the purchaser’s responsibility. Leaks from ice dams are not covered by builder’s warranty.
Gutters should not leak. However, during heavy rains, overflows can be expected. This is not a defect and does not require repair. Builder
will repair leaks not caused by purchaser’s improper maintenance or negligence ONLY ONCE during the first 60 days.

MAIN VALVE
During inclement weather conditions, if the outside temperature reaches freezing [32 degrees or below] and a pipe in your home freezes,
TURN OFF MAIN VALVE IMMEDIATELY and contact your plumbing contractor.

WATER LINES AND PLUMBING
Hose bibs will freeze and burst if water hoses are left hooked up during cold weather. It takes only one time and 30 degrees to cause a
hose bib to freeze. THIS IS NOT A WARRANTY ITEM. Ninety-eight percent of all freezing problems with hose bibs are caused by hoses
being connected during an early freeze.

Pipes and any plumbing located inside interior walls of your home are not covered by Builder's Warranty.  Therefore, any damage caused
by leaking or busted plumbing pipes shall not be the responsibility of Builder.  You must contact the plumbing contractor directly.

**FROZEN WATER PIPES ARE NOT COVERED BY WARRANTY.

WATER HEATER
Make sure the water heater is full of water before the electricity and gas are turned on.

MOLD/MILDEW
Mildew and fungus formations are a condition the builder cannot control and is a homeowner maintenance item.

SEPTIC TANK SYSTEMS
Septic tank systems are not covered under Builder’s warranty. However, we offer helpful tips to maintain the longevity of your system.
All septic systems are installed with pressure-rated force main and fittings. Do not grade, alter, or park on septic field. The septic system
works primarily off of bacteria that help in the decomposition of waste materials. Waster water from showers and toilets run through
the septic system and into a separate field called the leach field. The leach field is where the natural process of evaporations takes place.
A leach field is the perfect place for a garden, however we recommend not planting Maple or Willow trees within the area, as over time
they can block a septic system. We highly discourage the use of toiletries that contain dye, detergents that are not biodegradable, or
putting grease down sinks. These actions from a purchaser can cause the septic system to fail, allowing it to clog and back up.

Custom Homes, therefore you must contact the Sub-Contracting Company directly.
